You have a legal right to request an official written summary of all service charge expenses incurred during the last financial year. The landlord must provide this within 1 month (or 6 months of year-end).

Within 6 months of receiving the Section 21 summary, you have the statutory entitlement to inspect all supplier invoices, receipts, and accounts within 21 days.

Leaseholders can formally apply to the First-tier Tribunal (Property Chamber) to determine whether service charges were reasonably incurred and to a reasonable standard.
